0:00Meta Muse was released last month, and it has quickly become the fastest downloaded app on the Apple App Store. It has been downloaded over 6 million times, much faster than Chat GPT, and it currently sits at number one on the Apple App Store. [music] So, in today's video, I'm going to show you how to use the Meta Muse app and

0:18actually make money. [music] I will show you five use cases, show you the workflows, so let's dive into it right away. So, we're now on Meta Muse app, and my Meta Muse agent here is called Remy, and the first opportunity we're going to look at is an arbitrage opportunity. So, a lot of people sell different things on Facebook Marketplace, and so the first use case is [music] finding underpriced products. In this case, we're going to look at cars. We're going to try and find some used cars under a certain price that we can buy and maybe flip for a quick sale, or we can actually maybe sell the listing

0:59of that deal or opportunity to a smaller dealership that is interested in finding those deals and buying them. So, the good thing is Meta Muse can actually do this research for you. So, here's our prompt. Find us five used cars on Facebook Marketplace that are under $6,000 and are underpriced according to Kelly Blue Book. I want to buy these cars and sell them for a profit. So, when we send this to our Meta Muse

1:24agent, it is going to do two things. One, it is going to research what is on Facebook Marketplace in our local area, and then [music] two, it is going to compare it with the Kelly Blue Book uh and find out if that car is actually underpriced. Now, sometimes the car may have issues, maybe it has a check engine light, maybe it has some mechanical uh issues, but again, that's part of the process here. One is you just want to quickly get a list of underpriced cars, then sort through those, and see if you can actually make money by selling those uh used cars. So here it is. It's

2:00pulling up 14 cars under $6,000 around the St. Louis area, which is where I'm located. And then it's going to says here I'm checking their actual KBB private [music] party values. So it's can kind of show you the browser here working. And then that decides which five are genuinely underpriced and I'll bring you the short list with the links and the KBB numbers next to them. So again, the opportunity here is you can sell the car yourself, buy it, fix it up and sell it for a profit or you [music] can do all this research, leverage this technology, and sell the listing, sell the the the list of cars undervalued to

2:41a small dealership. You could offer this service to them every single day. If you're a small dealership and you're listening to this, you know, obviously, you know, you can do this yourself as well. But very simple, let the agent do all the research for you and get you that list. So this did take a while a little bit on the finding of the cars, but it was able to find us four so far. All making sure that it is actually analyzing this information with Kelley Blue Book's private party sale number. So it found us four cars so far. I had asked for five, but I was taking a while, so I

3:14asked it to share with me what it had found so far. [music] So this is what it found. It found a 2013 Chevy Malibu, $3,000. It found a 2016 Ford Fusion for $5,300 or $3,300 or best offer with 100,000 miles. And then the Kelley Blue Book value is actually a little bit higher. [music] Um it found a Nissan Maxima 2010 for $3,200 with 160,000 miles. And then here's kind of the range of the Kelley Blue Book and it also shares with us what it believes it's under priced for. So meaning like this is kind of like our potential profit if we were to sell this car and make sure that

3:53obviously it doesn't have any issues. It's actually running, right? So, we can click on some of these and see how they actually look like. So, for example, this [music] Nissan Altima here, 2013, but about 4,000 3,399 with 153,000 mi. It has roughly 800 to 1,400 underpriced. So, not bad. So, let's click on it and see what the

4:18listing looks like. Pretty clean car. Lots of great pictures in here. I don't see like any accident damage so far. Could get maybe a nice quick detail. Let's take a look at the description here. So, they're selling it for 3,400 or best offer. So, we can always negotiate. That's good. Don't there's a check engine light on. Okay, so this one has a check engine light on. It says, "I believe it may be related to the mass airflow system, but I'm not 100% sure. This car is being sold as is. So, if you're a mechanic and you know again, Nissans are very affordable to work on. Or if you have a

4:57I'll say if you have an independent mechanic that can work on Nissans, this could be a steal. Maybe you can go in at [music] 2,800 cash and see if that person will take it. And [music] then you can negotiate, get that fixed up, and then sell it for a little bit higher. Let's take a look at

5:14the other car here, the Ford Fusion. This one seemed a little interesting because the the profit was a little bit higher. So, this one looks fairly clean as well. I don't see any damage in terms of an accident. Let's see here. Must see to appreciate. [music] Um excellent condition, 5,300 or best offer, and Dave's phone number is right here. So, this one looks pretty good cuz it doesn't even have a check engine light on. And based on our analysis from Muse, [music] Muse told us that this car, based on Kelley Blue Book, can go as high as 7 to

5:498,000 dollars. And uh this particular individual is looking for 5,300 or best offer. So, maybe if we offered them 4,800, we still have some wiggle room to try and sell this for a quick profit. Maybe we sell this for [music] 7,000 dollars flat. We're still under this Kelly Bluebook number, and we can quickly make 2,000 dollars. Amazing use case to use the uh Muse AI agent to get you some quick cash and some money in your pocket. So, the Muse agent has also quickly and analyzed all this and finally gave us

6:25all five in total. Broke it down by asking price, Kelly Bluebook private party number, and then how much they are undervalued by. So, obviously these ones up here have the highest potential uh profit because they're significantly under undervalued. I like this Ford actually. I'm tempted to buy it. It's it's it's only at 100,000 miles. So, great great opportunity here to leverage this. And again, you can sell this yourself, buy it and sell it for a quick cash profit, or you can sell this leads uh list, ask your Muse agent to put it in a PDF, and sell this to a small [music] independent dealership as a

7:06weekly research. Hey, I can sell you this every week for 100 bucks, and you can then reach out, and it'll save you time, and you'll have the latest and greatest cars for sale on Facebook Marketplace [music] without having to manually do it. Or I can sell you this every day. Every day I'll send you a report, and you can ask Muse to actually turn this into a scheduled run. So, Muse could run this every single day, just copy and paste it, or get that PDF and send it to your local dealership that you're working

7:35with, and they can pay you 100 bucks. So, quick way to make some money as well. So, opportunity number two would be finding lead gen. So, if you're not familiar with what lead gen is, it's basically finding leads for other companies for high ticket items that they are constantly trying to find as well. So, [music] again, because Muse is connected to Facebook, this is another great use case. And so, what we're going to ask Muse to do is find us potential clients who are interested in having their roof replaced. [music] So, what Muse does here is Muse will go online and find this information, but it

8:14quickly scans Facebook. Again, because people on Facebook, there are different groups within Facebook that have different people asking for these type of services. So, here in St. Louis, we have a public contractor group where people can go and post about their company, or people can actually post in there that they're looking for roofers or HVAC or any type of service for their home. This AI agent can quickly go in there and pull all this information for you, and you can then ask it to create a list of all those individuals it's searching for, and then you can sell those as leads to multiple roofing companies, and they can

8:55[music] reach out to these individuals because these are hot leads. These are people that are actually looking for jobs to get done. [music] So, let's see what Muse gets for us with this search. So, perfect. Muse found us three real homeowner requests in the STL Contractors and Remodelers group, and in here it has the person's name, when they posted it, and then they shared a home inspection report showing damaged shingles on the ridge cap plus defective rusted furnace, and they're asking for bids. Here's another one. The person's name is Mike. This is the area that he's in, and this was posted on the 6th, and they are also looking for similar

9:36type of service. And another one here by Chris Jackson who's saying he needs a full roof replacement on two 1,000 sq ft homes in St. Louis. And again, really cool that this can pull this information. Uh this was September 10th, so a little bit cold, but still it had 39 plus comments, so this could be another lead we could take a look at. So, the great thing about Muse is you can actually click on this

10:00and find where the actual posting is. Now, you'd obviously have to have uh Facebook uh to be able to log in which obviously you need Facebook for your Muse account anyways. Uh but you can see here, here's the posting. It was posted yesterday at 11:00 and the person is showing all the different fixtures in here and the person is actually has actually included uh pictures of kind of what they're

10:22looking for. So, really good hot lead. You can get this information uh and sell it to a company. So, here's what we're going to do. I will ask Muse to then uh give us this list of potential leads with their names, emails, phone numbers if possible. So, we can contact them. [music] So, we're going to ask Muse to see if it can give us this information, so then we can go and see if we can sell these leads to other [music]

11:00roofing companies. So, there you go. Sometimes you may be able to find the information and sometimes you may not, especially if the person has put that information in their posting. Um so, in this particular one Chris left his [music] number in the post, so Muse was able to pull that information. Uh Mike, we were not able to get their information, but at least we know their handle, so we can share that and have

11:26the roofing company DM them. [music] And then uh there's not enough information for this particular individual, but again, at least we know their name and we know where the posting is. So, the next thing to do here is just ask Muse to give me the list of all three names, a link to their post, [music] and a summary of their ask in a PDF. So, Muse can put all this information in a PDF nicely for us, and then we can sell these leads. What you can also do is if you connect your Muse to your email, [music] you can automatically send this as an email to whatever roofing company that

12:08you're working with that is interested in this type of service. And here's our PDF. If we click on our PDF here, it's going to open it up, and there it is. It's given us the name of the person, where they're located, when they posted it. Look how nice and neat and organized this is. And if you click this, it'll open that

12:26Facebook posting. So, it goes straight to the posting, and there is Chris's number that he had posted as well. So, how much would you sell this for? You could sell this list for about $100. And if you're sending this weekly, where maybe you had 10 on here, you could easily sell this for $100 a week. And at And And at the end of the day, this is a very expensive job. So, even if the roofing company gave you, say, $500 or $400 because you sent four of these a week, [music] they just need one job. If one of these jobs is $10,000, this is paid for

12:59itself. So, [music] great use case here on how you can leverage Muse to make money today. So, use case number three is wholesaling, and wholesaling land. So, you can find parcels of land that you can buy yourself and flip, or you can buy the parcel of land, [music] and then sell it to a developer, especially if it is under priced [music] or it has been zoned for the right purposes. So, Muse is going to find us properties that are being sold online or on Facebook that are underpriced that we can hopefully sell for a quick profit or encourage a developer to take on and develop. Okay, so Muse that was fairly

13:45quick. Muse was able to find us [music] some land in uh three different surrounding areas. It found us a residential vacant lot in Belleville, Illinois, and the person is trying to sell this for $3,800 cash. Um and similar lots are typically going for 10 to $25,000 in this area. So, there's real spread if you wholesale to a builder or a neighbor. I mean, look at that. It did the homework for you. It [music] found a lot that is underpriced that you can sell to a developer, and the going rate is about 10 to 25K. So, even if you sold this for, let's say, $8,000, still under that 10K,

14:30you can make a $5,000 profit fairly quickly. So, let's click on this and see what this looks like. And there it is. It found it on facebook.com. Looks like it was on a Facebook Marketplace uh listing. Next up, it found a vacant lot uh that is in an area called Festus, and there's lots of uh schools out there that are uh

14:54So, in this area they have schools. There's also electricity, and the going rate is about 55K for 16 acres. Um and looks like this parcel with this size is list the list should be much closer to 20 to 30K per acre. So, this one deserves a closer look. So, it's looking at this as an opportunity, maybe not as a a deal right away, but looking at it as an opportunity because on here, if we click on it just a little bit, it looks like they're selling this parcel

15:25of land, vacant lot for sale in Festus. Partially cleared, it's about 3 acres, and they haven't given us a price, but they're just saying DM for any questions. So, these are the best type of deals where you can try and negotiate because again, [music] Musa's done the research for you. So, a Musa agent was also able to find a few more other properties for sale, and not only did we get the ones earlier from Bellville and Festus, we've got a few others in here and listed them, and then it actually tells us here that the standout for a wholesale flip is this very specific one in Pevely, Missouri

16:02for $69,000 for 11.85 creek front acres. That's really good. That's a pretty big property lot. And if we click on it, it kind of tells you here the details [music] of the listing. It's on zillow.com. We can click on the website, [music] and it'll probably open it up for us, and there it is. So, it's on zillow.com. It's 11 acres, and it's going for $69,000, [music] and it has a creek. So, that's could be a very, very good opportunity there. So, something you can quickly grab, sell to an investor, buy yourself, or put it under contract, and then sell it to somebody for $80,000, and quickly make a

16:42profit. [music] So, use case number four is finding us local businesses for sale that are undervalued based on Musa's research. So, similar to the land for sale [music] opportunity, or even the arbitrage opportunity we mentioned earlier on cars, [music] sometimes you will find local business owners, maybe baby boomers or folks who are about to retire, looking to sell their businesses that are sometimes doing really [music] well. They're profitable, they're making good money, and they're just tired. They just want to get rid of it because maybe their children are not interested in taking it

17:21over or they're just ready to cash out. So, a lot of these people sometimes post these on Facebook, sometimes on Craigslist, sometimes on [music] BizQuest. So, Muse is going to search all these different sites for us and bring us under valued businesses for sale. And once we have this list, what we use this list for is we can then go and find either an investor, somebody who's looking for something similar, and maybe do a joint partnership with them and buy that business and flip it and sell or you can propose that business as an opportunity for a fee. So, you kind of become like that business hunter. You go

18:06out there, find a business, kind [music] of meet with the owner, pull all the financials, kind of do your complete analysis, [music] and then once you have that analysis, put it in a nice proposal. Ask Muse to do it for you. Put it in a nice proposal and go and sell it to a potential

18:22investor. So, Muse has completed its research and here are seven opportunities and businesses for sale that it has found for us. It found a lawn care landscaping company going for $169,000. It has 147,000 cash flow and the the This one looks like it's a very promising one. Uh next up, there was an electrical services company and the returns on this are also

18:50pretty nice. [music] Um and then next up is a towing and recovery company, a coffee shop, a residential plumbing business, an HVAC company, and then a residential cleaning uh business. [music] So, again, it's done some quick analysis here. This is what the 1.60X and 1.360X are. It's like your return [music] versus the the what they're asking for versus the cash flow, basically. So, again, quick quick analysis here that it did for us, but [music] you can actually click on the link, go to the listing, see what they're asking for, see what their revenue is, and see what their cash flow is, and then start negotiating. In this case, this one is

19:37actually being listed by a broker. [music] So, you can, you know, purchase this with with with through this website, but if this business makes sense based on this data, it could be an opportunity. Could be an opportunity to collaborate with somebody, find an investor. Maybe you have your own money ready and you want to explore starting your own business, but instead of starting your own business from scratch, you want to buy something that already has customers, this could be an opportunity. Let's just say you are an electrician at one point, but instead of starting your own job, your own business, you want to leverage one that

20:10already is making money. [music] This could be an opportunity to look into something like this. Buy it with existing customer base and start making money. Let's look at this coffee shop. I'm interested in learning more about this coffee shop. Okay, so in this one it looks like the listing is not there. So, sometimes you may run into that as well, where the listing may not be available, maybe because this that particular business has already been sold. But, again, instead of you manually doing all this, your AI agent

20:34can quickly find this for you. [music] So, again, great use case for your AI agent. Buy a business that's underpriced, undervalued, [music] take it over, or sell it to somebody else for a profit. [music] So, the final use case here is finding new and upcoming businesses or restaurants that are about to open, but don't have a website. So, a lot of the times [music] they will be new businesses that are about to start, and they'll make an announcement. And what they'll do is they'll quickly create like a Facebook page or an Instagram account, but they

21:09don't have an official website yet. Those are businesses that I consider as hot leads for this type of service. [music] And again, with a lot of AI tools out there today, you can leverage this, find those websites or find those businesses that are looking for this type of service, that want that online presence. Website building these days has become very affordable that even owners of businesses can build these websites, but you have to imagine if somebody's starting a let's say a restaurant, what they're focused on is making sure that that restaurant is successful. They're focused on the successful opening of that restaurant, hiring staff, making sure the food is available, making sure

21:47the everything that takes to open a restaurant is ready to go. [music] So, one less headache for them is you proactively reaching out and saying, "Hey, I saw you guys are opening. There was a listing in maybe one of the local food and [music] wine, you know, magazines or uh online establishment about your upcoming opening. I would [music] love to design a website for you for a very affordable price." That is how you get your name out there, and word of mouth is everything And this can actually grow into more businesses, because if you do a really good job, all other new restaurants owners talk to other fellow

22:23restaurant owners, and they can quickly go and start recommending you for future businesses. So, Mews was able to find us seven solid no website leads, and here's what [music] checks out. So, it found us a couple of businesses. One is called J. Chou Korean Kitchen. Here is the address and the phone number, and there is no website. [music] Then, we have Deja Brew that just opened a few weeks ago. This one I'm actually fully aware of this one, cuz there's been a lot of uh [music] different influencers promoting it here

22:56locally. And I found about them on Instagram, which is correct. They do have an Instagram, but they have no website. And then another place called the another restaurant called The Place Eatery runs on TikTok and DoorDash, but no website. And then a few more that are opening soon on Washington Avenue's Food Hall. So, these are like individual restaurants that are going to be opening at a food hall that was

23:20recently announced here locally in St. Louis. So, great opportunity to get information on these [music] potential clients and then just DM them. So, Deja Brew has an Instagram. You can DM them. Maybe create a quick take a look at their Instagram and then [music] take a look at their design and their aesthetics and then create like a quick

23:41demo website for them. Send it to them. DM them and say, "I'm happy to create something like this for you if you're interested." Same with the Korean Kitchen. They actually have a phone number, so you can actually call them. So, again, another great use case. Just using [music] Muse to go and find these restaurants because it's plugged in into Instagram, into Facebook. It's also searching online. It's seeing what people are

24:04talking about. And then it's giving you these hot leads. Again, these are people that don't have websites. [music] So, those were the five different opportunities that you could leverage with the Muse agent today to make some extra money or leverage to make a significant profit.
