0:00This business has no website, no email, nothing. Just a phone number on Google Maps. And that's exactly why he's about to become a $497 a month client. Because if you're still trying to land your first client or your next one, here's what nobody tells you. The easiest business owner to help isn't the one with a bad website. It's the one with no website at all. And yes, there are way more of them than you think. For example, I searched for excavation contractors in Springfield, Missouri and 47 businesses came back. 15 of those businesses have no website, which works out to about one in three. That's why in

0:33this video, I'm giving you the exact search and the exact text message that I send those business owners. Then the exact website I build them in about five minutes. And finally, the exact offer that turns that free website into a $497 per month recurring revenue client. And you're not going to cold call anybody or even hop on a single sales call or write a single email. You're just going to send one text. Now, free isn't the business model. After all, a business model where nobody pays you has one fairly obvious problem. Free is just how you start the conversation and actually get someone to respond to you. And

1:07giving them the website for free takes the first price decision right off the table because he doesn't have to decide whether to pay you before he's even seen your work. And it's that price decision that's causing you to get ignored, deleted, or ghosted. I know this because I spent years doing it the other way around, asking for a lot before I'd given them anything. And a stranger asking a business owner for their time and their money get ignored because that's what everybody does with strangers who ask for their time and money. Now, since then, I've built three seven-figure agencies, worked with over 1,500 small businesses, and today I do

1:41it all as a one-person agency with zero employees. So, this isn't something that I just read about somewhere. This is what I actually do every single day. So, here's what I'm going to give you today. Four messages you can copy, paste, and send. The text that gets a business owner to say, "Sure, send it over." So, you never have to talk a stranger into buying anything. The message that you send when you deliver the website, so you know exactly what to say when it's ready. The exact offer, so you never have to figure out how to bring up money, and the close. So, the moment they say yes, you get paid. And on top

2:11of that, you're going to watch me build one of these websites from start to finish for a real business in just a few minutes. And the way this turns into a paying client is just three steps. First, you find a business with no website. Second, you text them. And third, when they say yes, you build them the website and offer to keep it running for a monthly fee. That's it. Find it, text it, build it. So, let's start with step one, finding them. Open up Google Maps and search for a type of business in your city. For this example, I'm going to use excavation contractors in

2:40Springfield, Missouri. And then you just want to scroll through the listings. These are the individual business pages one at a time. Every listing either has a website button next to the phone number, or it doesn't. For example, here's one of the website, here's another one with a website, and then this one with nothing. Randy, 15-plus years in business, two reviews, no website, no email, no link to click. In fact, Google's got a button sitting right there asking him to add one. The only thing on the page is a name and a

3:06phone number. That's the one we want. Now, this method works and it's free, and you could do it tonight. But, a little while ago, I built a tool for my agency that does the scrolling for you. All you've got to do is type in a business and a city, and it hands you back just the businesses with no website at all. Sitting inside of my private members community, and I'll tell you how to get there in just a minute. For now, let me just show you how it works. So, I type in excavation contractors and Springfield, Missouri, and we see 47 businesses come back, 15 with no

3:34website. Here they are here. We've got Randy's business, Packwood, Rice, Lane. Uh let me click into one of these so you can see what it looks like. And there we go, we've got the same thing. No website listed, and that same add website button from Google. Now, here's something to notice about a listing like this. There's no website, there's no email, there's just a phone number, and that's all you've got to reach him with. Now, with a business like this, that phone number is pretty much never a landline sitting on a desk in an office somewhere. This is most likely a cell phone sitting in a guy's pocket or in

4:05the cab of an excavator or in his truck because that is his office, and this is exactly why he's never built a website cuz he's not at his computer. He's in the field all day. But, it also means that you don't need to find his email. In this case, you can just text him. It's same phone, same pocket, same place his customers already reach him. So, here's the text word for word, and you might want to write this down or screenshot it because this is the one that gets him to say yes. Hey name, Adam here. I was trying to find your website when searching for excavation and land

4:35clearing in county, but couldn't find one. I know this is a bit out of nowhere, but I went ahead and built you one. Would it be okay to send you the link to check it out? So, for Randy, and just to be explicitly clear here, this is what that would look like. Hey Randy, Adam here. I was trying to find your website while searching for excavation and land clearing in Green County, but couldn't find one. Now, notice what this text does. It doesn't ask him to pay anything. It doesn't ask for a call. It doesn't talk about you or your agency or your experience or how long you've been

5:03doing this for, which is great news if you're just getting started. See, all this is doing is asking for permission to share something that you already did for him. That is a tiny request, and tiny requests get replies. Now, two quick things about sending this. First, you want to put your name in the first line. An email has a sender name. A text is just some random unknown number. So, Adam here is what keeps it from looking like spam. And second, you want to send it yourself from your actual phone one at a time. You don't want to use a tool to send a entire list of phone numbers

5:34all at once. This is one person texting one business owner. And if that phone number happens to be a landline and the text just doesn't go through, no sweat. Just move on to the next name on the list. There is no no thing as a wasted attempt here. There's just the next guy that you got to move on to. Now, you might have noticed something else about that message. It says that I already built the website, and at the moment that we hit send, you haven't actually built it yet. So, let me explain why I'm totally fine with that and why you should be, too. Building a website takes

6:01about 5 minutes. So, the second he says, "Yeah, send it over." Well, you run the prompt, which is just the written instructions that you give the website builder, and the site exists before he's even parked his excavator. So, you're not promising something that you can't deliver. You're just delivering it about 5 minutes after you said you would. And the reason that we worded this way, well, it matters. It matters a lot. You

6:22see, "Want me to build you a website?" That's an offer, and business owners get offers from complete strangers every single day, which is exactly why they ignore them. "I built you a website. Want to see it?" That, on the other hand, is a gift, and people open gifts. Now, when I say that you're building the website for free, I mean it. The website gives you something to show him. It's the system behind it. That's what gives you something to charge for. So, you're

6:45not charging him for the website build. There's no setup fee. There's no bill coming later for the website itself, but if he likes what you built and he wants to keep it, what he pays for is the system that keeps the site live and running behind the scenes, which I'm going to show you in just a minute. And if he doesn't want it, no problem. The preview copy of the site just comes down at the end of the week. So, let's say that Randy texts back, "Sure." Which

7:08brings us to step three, building it. Now, technically, you can build the website itself with whatever website builder you want. You can build it on WordPress. You can build it with Wix or Squarespace, whatever. I just happen to use HighLevel because it lets me build the site and run the entire system behind it in the exact same place. And inside HighLevel, which is the tool I use to build the site, is something called AI Studio. So, let me show you what I'm doing here. I take the business name and the details from his Google Maps page. I write that one prompt, or in this case, copy and paste, which I'm

7:38going to make sure to put a link to in the description below this video, so you can just copy and paste it. But then, let the AI studio run. And while it works, I want you to notice what you are not doing because that's the important part here. You're not redesigning anything from a blank page, and you're not writing a single word of text or code for the page. The AI does the whole first version for you. And if something looks off, you just tell it, and it changes it. One thing I do for a business like this though is that I use the words that his customers actually

8:07search for. So, in this case, not just excavation, but land clearing, driveway grading, drainage, site prep, which just means getting the land ready to build on. These go right on the page because that's what somebody types into Google before they call him. Now, the whole build process takes about 3 to 5 minutes per website. So, we're going to fast forward till it's done. Okay, so here it is. Randy's site. One clean page, his services, his area, a tap-to-call button. We've got an inquiry form where somebody can describe a job and ask for a price. Now, I don't publish this to his domain, which is his business's own

8:41web address. In this case, he doesn't even have one, but instead, I publish it to a temporary preview link. This is a web address that Randy can open to look at the site. It also sits in your account under your control, and you can set it to come down on its own after 7 days. You want to remember that part because that little link is about to do a lot of the heavy lifting for you. Now, an important note here. Before this site goes anywhere near the business owner, you want to read through the site top to bottom just to make sure and check if there's anything weird in there so you

9:08can fix it or cut it. Now, real quick, if you want to build these exact same websites yourselves and get the tool I just used to find businesses with no website, here's the fastest way to get set up. I've got a link in the description below this video where you can grab an extended 30-day free trial of HighLevel, and when you start through my link, you're also going to unlock my complete agency OS, which has over $15,000 in pre-built funnels and follow-up automations and client outreach scripts and sales scripts and a 30-day HighLevel quick start, all installed into your account with just one click. There's private community

9:39access as well, and a whole lot more, and the link's in the description below this video. Okay, so now the site's built and it's ready to show off. Now comes the part where most people mess it up, which is the delivery. The message that you send along with the website link. So, let me give you the exact message to send, word for word, and just like before, you may want to screenshot this one or write it down as well. Hey, name, I finished the site. Here's the preview. It's on a temporary link for

10:02now, and I'll take that down in 7 days. Take a look when you get a chance. If you like it and want to keep it live, just let me know and I'll show you what the next steps looks like. And then, once that message is sent, you do the hardest thing in this entire video, which is nothing. You just wait, because here's the deal with those 7 days. It's real, because the link really does come down. We're not using a fake countdown timer here. The site is sitting on a preview link in your account, and when the week's up, it automatically unpublishes itself, meaning the preview

10:31goes offline whether he's replied or not. So, you're not pressuring anybody, you're just telling them the truth about how long the preview actually lasts. When the deadline's real, you don't need to push, because the clock does that for you. And if he likes what he sees, that's where things get interesting, because usually what happens is, he opens the link expecting some cookie-cutter template with his name just slapped on top of it. But instead,

10:53what he's looking at is a real website. His business, his services, his town. So, he tends to send back some version of the same message every time, something like, "Looks good. So, what do I do now?" Well, this is the question you've been waiting for. It's basically asking you how to get started, which is business owner talk for, "How can I give you money?" Now, one thing before I show you the message, because this is where most people freeze. The price. So, here's what I do. Your first client, charge $297 a month. This is because you're still figuring out the setup, and a yes matters more than the number. Your

11:26second client, well, $397 a month. And by your third client, you've You've this twice before, you've got a site that you can point to, so now you can charge $497 a month and you stay there. The message I'm about to show you says 497, so just swap in whatever number you're on. One more word before I read it. A lead just means a potential customer, somebody who's reached out about a job. So, here's exactly what you say. "Glad you like it. The website itself is free. If you want to keep it, I can make the final changes we agree on and put it on your domain. The real value though is

11:56what happens once I switch on the system behind it. When somebody fills out the inquiry form, they get a follow-up text right away. After a completed job, customers get asked for a Google review. And the chat on the website can answer questions and help people book appointments. To keep everything live and running, it's $497 a month. No contract, cancel anytime. If you want to go ahead, I'll send you the link and get everything connected this week. And just so we're clear on the domain name here because this comes up a lot, the domain name is the business's web address and you want it to stay in his name. If he

12:30already has one, you just connect it to the new site. If he doesn't, he's going to want to register one. It's usually around 15 bucks a year and you can help him connect it. You never want to own or hold a client's domain. I promise you, after more than a decade of doing this, it's just a complete nightmare. Now, you might be wondering how a website is somehow texting new leads, asking customers for Google reviews, answering questions and booking appointments. And the answer is, it isn't. The website is

12:56really just the part the customer see. HighLevel is the system doing all of these things for you. So, when somebody fills out the inquiry form, that goes into HighLevel and that can trigger whatever you've set up next. Text the lead back right away, notify Randy, follow up if they don't respond, ask for a Google review after the job. The website collects the lead and the

13:17system handles everything after that. And think about what that means for a guy sitting in an excavator or a truck all day. Right now, when he misses a call, that job is gone. Well, with HighLevel handling the reply, the lead gets a text back in seconds while he's still in the machine. That's the part that he's actually paying for. So, when he comes back and says, "Yep, let's do it." you're basically done. There's no sales call, there's no big proposal you have to send over. You just send him the payment link and then get everything

13:42connected. So, here's the last message. "Perfect. Here's the payment link. Once the payment comes through, I'll get the details and access I need from you so we can put the site on your domain and get everything switched on this week." And that's really the whole process. You find a business with no website, you text them, you build the site, you show them what you made, you make the offer, and if he wants it, you get paid. Okay, so what does this actually cost you to run? Well, everything I've shown you runs inside of HighLevel. And when you sign up for your free trial, don't overthink the plan. I just pick one of

14:11the top plans because it's a free trial anyway and these are going to give you unlimited sub accounts. This means that you can sign up as many clients as you want under the same subscription cost. Every client gets their own account and you don't pay for another plan each time. That means by your second client, HighLevel is paid for. Clients number three, four, five, and everyone after that just stacks on top without another software bill. There are some small usage costs, meaning extra charges based on how much your clients use things like texts, calls, and AI, but those are easy to build into the price. Now, you don't

14:42have to do this with excavation. See, here's the whole rule for picking your type of business. You want a business where the business owner is the one holding the tools and where his customers look him up before they call. These are things like excavation, tree service, fencing, concrete, septic, painters, any of those. And then, just run the search. If your search only brings back businesses that already have websites, change the type of business or change the town and run it again. Now, before you go and try this, I've got three things that I need to warn you about that you need to watch out for because these are the little details

15:14that can completely wreck an otherwise really good strategy. Warning number one, don't spend three hours building a free website. The whole reason this works is because AI lets you get something genuinely impressive in front of a business owner really fast. So, build the first version, clean up anything weird, and then send the preview link. If you start obsessing over which fonts are going to look better for somebody who hasn't even paid you yet, the math falls apart pretty quickly. Warning number two, check every single thing that AI puts on the website before you send it. I'm talking about phone numbers, services, location, all of it. AI will occasionally get creative

15:49in ways that nobody asked it to. And the fastest way to lose trust is showing a guy a beautiful new website that says he's been family-owned since 1987 when he just started the company last Saturday. And warning number three, one text, one follow-up, and that's it. If he doesn't answer the first text, wait a few days and send one more. Something like, "Hey Randy, Adam again. Still happy to send that site over if you want to look." If that one goes quiet, too, you're done with Randy. Not because he's a bad guy, but because there's like 14 more names on that list alone. So, never send a third text. The moment it starts

16:20to feel like chasing, it's reading like chasing from his end, too. So, here's exactly what I do right now. Grab the extended free trial of HighLevel with the link in the description below. Open up AI Studio and build one practice website tonight, even for a business that you have just made up, just so you can see how fast this truly is. Then, open Google Maps, find one business with no website, and send the text. Now, getting your first client is one problem, but building the actual business around that client is the next one. So, if you want to see how I pick the type of business, how I price the

16:50services, and put the whole one-person agency together, I've got a completely free masterclass that I've got linked up right here that's going to walk you through the entire thing step-by-step. So, feel free to tap or click that now, and I'll see you in there just a second.
