This is the full transcript of Why You Are Using Grokbot Wrong, published on YouTube by Devin Robinson. Every paragraph carries the moment it was spoken, so you can click any line to jump straight to that point in the video, search the whole thing for a word, or copy it out.
0:00You probably been hearing about it a ton. Grok bought this, Grok bought that. What the heck is the difference between Grok and Grokbot? First, Grok is a chatbot just like ChatGPT, Claude, whatever. Grokbot is a teammate app. It's literally like a massive team in one for you to scale infinitely. It's wild. So, today I'm going to break it all down to you because you're probably searching the internet and it's probably mixing all that stuff up. And every video I opened was like a pricing recap or use case list or this or that. And I'm going to show you the difference between like what's on my actual roster,
0:28what it looks like, and who it is. And I'm going to show you like my whole work chart and all that stuff because this is not just like branding nitpick between Grok and Grokbot. That's like two different products. Named bots is what we're going to talk about today. One shared computer is like how they operate and they keep working after I close my laptop. They come back when they need my approval and really just do a lot of things on their own. And so, by the end of this video, I'm going to show you three things. I'm going to show you the real roster that I have in my team, my
0:55work chart. I'm going to show you one live job that these bots kind of just do when they're running like in this video and how it happens. And then I'm going to show you the rule that stops you from looking like a complete amateur the first week you turn this thing on and you end up like losing a ton of money like I did. If you guys are here and you're real estate operators and you either flip houses, you build, you wholesale, you've got private lenders, you're raising capital, you're managing investors, this is the place for you. I want to help you to be able to dial this
1:18in and not look like an absolute mess trying to implement AI into your business because I have done this from the beginning. I have been teaching AI for years and I've built a couple of softwares. One for raising capital, managing investors, and the other one, it's an agentic platform for getting off-market real estate. And so, whether you're a flipper or a builder or a wholesaler, I'm actually going to walk you through how we use Grokbot in all of that. So, I'm going to dive in. So, what I want to do is I want to show you guys exactly how I use it. So, let's bring this up right now because there are
1:47certain things that you should think about and think through. This is my Grokbot team right here. As you can see here, I've broken it down into different categories, different people. I've got a ton of agents here. Some people will actually say not to do this, but I'm going to show you and break it down what it looks like in like an org chart. So, for all intents and purposes, this is my org chart. You've got me at the top here, and I've got Bridge. Bridge is like this is the first thing you want to do when you set up your Grok Bot. You want to set up your chief of staff. The
2:11Bridge is the one that makes all of this stuff happens. I'll break this down a little bit more. You probably see a lot of icons, which you totally can have. For instance, I can pull this up, and as I have a person, I can change their avatar to be one of these icons, and you've probably seen a million of these icons all over the place. But, um what I did was I actually had Bridge come in here, and Bridge generated all of these
2:31images for my people. I didn't do this. Bridge did it. Bridge gave them personalities. I told it what type of photos I wanted to have, and it gave them like personality images and things like that. And so, you can see all of my people based on what they have have personalities. The other thing I did was I didn't think too much about this. A lot of times people will go, "Who should I build? What should I build?" Well, just ask your person. Like ask your chief of staff. Your chief of staff will come in here, will help you to build this out for whatever you're doing. And
2:56one of the things that I highly suggest is to like not build out a bunch of companies with this thing unlike I did. Um make sure that you are uh building out and really honing in and dialing in on the systems and processes for what you want to grow and build because this will change the game for you. But, I'm going to break down what I'm using this for right now. So, right now I'm using this a big part of this is for the go-to-market for my real estate wholesaling agentic wholesaling CRM,
3:21where I mean, really it is incredible. And what I'm doing is I'm using this team to help me to build it, to grow it, to manage my users, to be able to continue to to fix bugs, do things like that. So, I've got a whole go-to-market team. Right? We've got Signal here that takes care of the growth aspect of it, Rally who takes care of my affiliates, Rank that does SEO GEO, Hearth who takes
3:41care of my community. Pretty cool here. On the customer side, customer retention, onboarding, support, live QA, checking for quality assurance, that's this one. Product here, this is the engineering side. So, this guy, Forge, he has his whole engineering team that writes the code, reviews the code, pit um and then like takes those PRs and then publishes the code. So, that's what he does here. Then I have a content team that does the research, that does the scripts, that helps me, that does my YouTube, that does uh like I'm writing a book, all that stuff. But then now I've got, you know, couple other things. So, somebody who helps me to take care of
4:13like my money side and then somebody who helps me to take care of my personal side. So, I'll show you a little bit of what each of these are doing. And then what a lot of you are coming here for. If you are a real estate operator, what does this do for your real estate company? So, that's what I have here. I have uh Clerk here who handles a lot of the county records. So, if I need to go and do some deep research on county records, Clerk will go and do that. I'll
4:31show you exactly what that looks like. Chase handles acquisitions. So, make sure that my pipeline is clean, it's organized, and then lets me know what I should be chasing. I'm going to show you some examples of those later. Cure, if you have any messy titles, if you have things like that, this is a great way to do that. Binder is my TC. The TC that reads the inbox, has their own email address, responds to attorneys, communicates with our sellers and our buyers, brings all these things together, and then Block who is the dispo person who goes and sells it. Look at Mr. Miami right here, making sure
4:59those things get sold. So, really cool here. I'm going to break it down for you and I'm going to hone mostly into the wholesaling side just so you guys have that. I do have a party here that Stewart, he helps me to manage like my investors, the communication with the investors and things like that. Let's go ahead and dive in here a little bit. One of the things that you want to do, you can see he came up with this image for Cure here. Couple things for you guys to know. These things run on routines, they run on loops. It used to be that you would have like, "Oh, prompt
5:24engineering, that's like the future. That's like really cool." And then now it's become more like skill engineering. And then all these agents are are skills that you've taken and you've put them on some sort of loop. So, routines like archiving my inbox or things like that. One of the things that I love being able to do is have the ability to have a personal assistant. So, biggest difference between something like this and I do have a AI agent that goes in and has a second brain and it's got like the crazy thing that blah blah blah blah everybody's kind of seen it. That is an internal local only AI agent that knows
5:55full context on my life, everything, but it's handled locally. These are agents that are in a shared computer, so let me show you here really quickly. These agents are mostly on one computer, but they all have their own separate screens on that computer. So, they have like I can go into on the Grok Bot I can go into and see exactly what they're doing on their computer, how they're operating, the things that they're doing, the way that they're interacting with either each other or the way that they're interacting with the work that I've given them to do. So, for instance, I can have my real estate team. This is
6:24like the team right here. They've got a little thread. We go, "Hey, let's go ahead and look at some of the things that are going on in the system." For instance, this was really cool. I had Chase come in here and I said, "Hey Chase, what are some conversations or leads that we haven't followed up on that could be potential contracts?" And it gave me these deals right here that could be potential contracts. Now, the cool thing is I do have a CRM and I can show that to you guys, but I have a CRM, our Foresight CRM. I can go in there and I can ask that question to the CRM
6:49because it's agentic, it will actually pull those up, let me know the exact people that I need to talk to. But in here, and let's say you're using another CRM, or let's say you're using spreadsheets and don't have a CRM that you're using, then it's really nice because you could be able to use this platform to then be able to go through, see all that information, and then it will report back to you. I really love it for being able to handle a lot of those situations. Now, let's get down to
7:13like the actual brass tacks. What have I actually had this thing do for me? Here, I actually have had this thing run 65 jobs that I've had it prove for me. So, I first got this the Grok Bot is like the week it came out, and I absolutely blew through all of my credits. I like blew through them. I I mean, I remember at one point it was like it reset and by the end of the day I was at 87% and I still had 6 days left, which absolutely sucked. You could blow through your credits using multiple different things. The one thing that I've really learned is to not quite use
7:43the coding agents in here, but to hand it off because there's a couple things that get really confusing about the plans that you can go through on this. You can actually purchase GrokBot in two different ways and they they've now expanded since, which is great. You could either got the $300 a month Grok Heavy plan and that came with GrokBot or you got the $200 month Cursor Ultra
8:02plan. I didn't have Cursor at the time. I ended up getting Cursor Ultra. The crazy thing here is your GrokBot usage does not coincide with your cursor. Your cursor usage or your cursor model usage or whatever you end up using there. The one thing I am glad with now though GrokBot is now available in the $20 month and the $60 month um plans because now I can actually go in my team and I've talked to them all specifically about this where I said, "Hey guys, I want each of you to be equipped to be able to have a team like this that goes and helps you in your life, but also
8:33goes and helps you in your business." Now I as an owner can then go and give each of them their own plans at $60 a month and then like fill confident about them being able to manage their pipelines, manage their companies, and also help to manage their lives, making them better employees. I don't have to go out and get 500 employees or 10 employees or 15 employees. I can have six really good employees that have each of them have one of these that go and
8:54help them as they run their business. I've had mine go through. It's done 65 jobs, shipped 40, uh broke five, waiting on me on 10. Probably these five broke because they're still waiting on me. Um I have 33 now specialists. So a team of 33 agents that go and do all different types of stuff. They are constantly building for me. They're constantly shipping different things for me and constantly helping me to kind of push the needle forward. As you guys end up building these out, I want to help you to understand like how should I build this? Because I do have like my org chart and all that stuff looks cool and
9:26all that looks fancy, but how are you actually going to use this? Now I usually talk to Bridge. Honestly, I don't talk to him much anymore. Really the biggest things I have him do is to either set up new agents for me or help me to understand which agents are going to be better for what things and if I should build up other agents. I also have a board of directors. I love my board of directors. My board of
9:44directors give me all kinds of advice. Um, this is also really important just to have on like a personal level. I think it's cool to just give it a prompt and say, "Hey, you respond to me like these things." One of the things the way to build this stuff out is to go edit. You have a label for it and a description for it. And then now they have these things which is really cool where you can share these things as templates. So, I actually will share my board of directors for you guys. I'm going to put that down in the link below so that you can grab the template of my
10:08board of directors. You will then want to come in here and you can change it up however you'd like. The good thing about templates is they are really nice like templates, but they're not the exact one-for-one copies. They're not going to go and give you any kind of like private information. It's not going to share any of your like passwords or your passcodes or MCPs or anything like that. It is going to give you a broad like, "Hey, this is this type of agent." And you can share these agents. This actually just came out today. So, this is really cool for you guys. So, I'll actually share
10:34the template of my board of directors. And then I'll also share some skills with you guys. You can also use skills on these. And I love being able to use skills. I'll share some of like my skills pack with you guys. I use skills when I use Cloud Code. I'm going to use Cloud Code Work. And then when I even
10:48use this to have them go and do things. So, for instance, for Signal, I can say, "Hey, if I go here you there's so many different settings that you could do, so many templates that you could do, so many ways that you can have them go and do things that are custom to what you want. Whether you've built out skills, whether you want them to go do very specific things. I also have them communicate in my Slack channel. And then I have them read my emails. And of course, that's like always a really good thing to do. Um, so if you guys are like real estate wholesalers, real estate
11:14operators, getting into this can be really helpful. It can go and some of the things that I I'll I'll even show you some of the things that have been really helpful for me is I will have the this go in and and help me to go, "Hey, find the foreclosure records for this property right here." It went in and it found that data for me, told me that it had been postponed, told me the exact amount
11:34of the debt, brought all that stuff up. So, really instead of me having to go out and hire a VA to do this, this has gone and done it for me in a matter of minutes. Let me see here. Between the 9:30 and I can't really see the next time it sent this message back out to me, but it's really really amazing on how it can go and just do it. It'll go in like read the county records, pull those things up, and then and then give you all the information that you need for that property or for whatever that is. So, really helpful in that sense. It also is helpful because
12:02like if I'm going in and I'm trying to gather information on like this right here where I was like, "Hey, we have this property here. Give me a full deal analysis on this one. We want to get it for 155, but I know that a new build rents for 22 and for sale for 425." It came in and told me, "Public records, I can tell that the county created this new parcel here, and then like it sold at this time it sold at this amount right here. It was assessed. This is the lot. It's 6,000 square feet. This one So, like you can put a duplex or a triplex on 6,000
12:35square feet. This is 7,000 square feet." Told me all that stuff and did the full due diligence on that land for me to know exactly what I could be able to do on that land as we build another unit on it. So, very very helpful in being able to do a lot of that due diligence and then puts together a brief for me that says, "Hey, this is the subject property. This is the one that we're looking to do." This completely helps you out with your dispositions process if you're looking to sell these properties or if you're looking to do a little bit more due diligence on buying,
13:02renovating, building, whatever you're going to do so that you get a pretty good idea based on the county records, the comps in the area. This will go and do that and then you can also create a really good skill. I'll probably maybe even Let me see, I don't have my due diligence skill in here, but even having a really good due diligence skill in here that it keeps pretty tight to so you can say, "Hey, run this due diligence skill on this property." And it's going to go and do that and it's going to give you all the information that it has and then it's going to go
13:25and it's going to dive even deeper on the county record stuff. So, really really helpful. I can share that due diligence skills with you guys as well. So, make sure that you go down below and it's all yours. So, very helpful here. This is some of the reasons how I use this. Goes into my CRM and we use ForeSite, which is an incredibly amazing agentic CRM that has amazing conversations with people that like it will go in and it will book appointments for you. If you guys need a really good CRM, make sure you check it out. Use the link below and you get 30 days instead
13:51of a 14-day free trial. Incredible. But this can go into my CRM, help me to understand and pull things out that may be useful that I may have missed that need to be moved across. My TC will actually go in and update my CRM for me based on conversations that I have with attorneys. So, it's in those conversations with the attorneys and it brings that into the CRM, makes that our CRM smarter because the CRM is like recursive as a whole, so it gets smarter every day, and then it communicates with sellers and attorneys and all that
14:18stuff, and then it makes it just better. And then also whenever we have our morning meetings, so like we'll have our morning meetings recorded. Those recordings will come in here to my agents and then my agents will then go and do the things that I talk about in my meetings. So, if I'm like, "Oh, don't let me forget to do this or or to go and pay this EMD or do that." My agents can actually go and and do the things that we talk about in our meetings or help me to remember the things we talk about our meetings or go and do the research that
14:45we talk about in our morning meetings. If you guys are doing any kind of like L10s or morning huddles or things like that, these will go in and actually because there are all types of plugins, if you use something like Granola or your Google Drive um or any of these plugins that you can actually uh have the Grockit plugin to and then be able to to be able to draw from, then like if you use Asana or any of those things, then what ends up happening is it can it can grab that recording, it can tran- grab that transcription, and then go and do it through the system. So, there's all
15:20different types of things that it can do that makes it amazing and much simpler for you to be able to scale your business with less people. And so, as a real estate operator, I want to make sure that I'm able to stay at the forefront of what AI is doing, um have the research, have the have the follow-up, have all of that stuff do it and stay in the loop. And so, I'm going to make sure that you guys are in the loop as well. And so, if you guys ever have any questions or want anything, I'm going to be post posting a lot more of
15:46these videos, even just smaller, shorter videos of like what am I doing, how am I implementing this, how am I utilizing it, because it makes a world of difference if you can be able to contextualize this and put this into your real estate company, because you will be way ahead of everybody else that's not really doing anything. Um make sure that you guys subscribe. Make sure that you guys grab the freebies below. And if you guys need a really good CRM, if you guys are trying to raise capital to manage your investors, I got one for that. If you guys are trying to scale up your real estate
16:11wholesale company, your off-market acquisitions company, we got one for that. So, make sure that you guys click the links below, and I'll be looking forward to seeing you there. And as I always like to say, great success and greater impact. Peace.
