# I Send This Free Report. It Turns Into a $297/Mo Client Channel: Adam Erhart Video: https://www.youtube.com/watch?v=nH_OjuerzeQ Duration: 18 min Language: English Words: 4024 Transcript page: https://viewrankai.com/tools/youtube-transcript/nH_OjuerzeQ --- [0:00] There's a moving company in Durham, North Carolina with a perfect five-star rating and 98 reviews, but not one of those reviews has a reply from the owner, and they haven't posted a new photo in years. So, if you're looking for your first client or your next one, this is exactly the kind of business that I'd go after. But, instead of trying to sell them anything, I'd first start by sending them a free report showing them exactly what I'd found, why it matters, and what I'd fix. And that report is what becomes the entire sales process, and it's how I'd go from a business that I've never spoken to to a [0:31] $297 a month client completely in writing without ever having to get on a sales call. So, today I'm going to show you the real business, the exact report that I'd send them, and the five sentences that I'd send along with it to turn what it finds into a simple $297 a month offer. But, here's the important part. The report itself isn't what gets you the client. What gets you the client is being able to look at something like the 98 reviews and not one reply, and then explain in one sentence why that actually matters to the person who runs the business. And I know that this [1:04] report can do most of the heavy lifting for you because one of the very first reports that I ever sent, I sent completely on its own with no offer, no booking link, no want to jump on a call, just none of that. But, just two hours later, the business owner replied asking what I could do about what the report found and how I could help. And so, I've been sending these ever since. Now, over the past 10-plus years, I've built three seven-figure agencies, worked with more than 1,500 small businesses, and run thousands of campaigns. And today, I run my agency completely by myself with zero employees. So, here's the entire plan in [1:35] three simple steps. Step one, you find an ideal business, but instead of trying to sell them anything, all you're asking is for permission to send them a free report, and I'll show you exactly what I do here step by step. Step two, you build the report and then walk them through it. That's the part that I'm going to spend the most amount of time on today because this is where the five sentences come from. And step three, you send them the report along with those five sentences and the price, and you [1:59] close the entire thing in writing. There's no calls anywhere in this process. So, find, read, and send. Okay, so let's start with step one, finding an ideal business. And if you don't know what kind of business to go after today, let me make that easy for you. Today, we're going after moving companies. Why moving companies, you might ask? Well, it's because nobody's ever excited about hiring movers. I mean, best case scenario, a group of strangers shows up at your place, takes every object you own, puts it in a truck, and somehow none of it becomes a story that you tell for the next 10 years. So, people read [2:31] the reviews here, a lot, which makes this exactly the kind of business that I'd charge $297 a month to help. So, let's go find one. I'm going to type Movers Durham into Google. Now, I'm going to scroll past the ads at the top because these are the sponsored listings, and I'm going to go straight to the Google Maps section in the search [2:48] results, and then click on more places. This is going to open up a bigger list of moving companies for us to choose from. What I'm looking for here are the businesses that nobody's looking after. And there's actually two moving companies that I like here, but the one that I want to show you here is J.E. Laden Son Transfer. Five stars, 98 reviews, and if I open up the reviews, look at this. People clearly love these guys. They're saying things like, "Courteous team, professional movers, no damage." I mean, come on. These are great reviews, but not one of these reviews has a reply from the business owner. Not even a, "Thanks so much." And [3:25] if I click over to the photos, the newest one is from November of 2020. So, it's old, like way too old to be doing this business any good at all. And that's why I call these ghost town profiles. So, here's what you're looking for when you're looking for a business just like this. One, the profile looks untouched. So, we're talking old photos, a barely filled out description, missing details, that kind of thing. Two, they're going to have a low review count compared to the competitors sitting right beside them on the map. And three, and this one's a dead giveaway, nobody ever replies to their reviews. Now, you [3:56] can find these by hand on Google Maps all day long. It's free and works perfectly fine. But, let me show you what I actually do instead because it's a lot faster and it builds the report for you so you don't have to. So, this is the prospecting tool, basically a search tool for finding businesses that might need your help, and it's inside the software that I use to run my entire agency. That software is called HighLevel, but I'll tell you more about it in a minute. But, how it works is that I type in a search term, let's use moving companies, I'll use Durham again, and then it pulls up the same businesses [4:28] except now every single one of those has a score beside them showing how likely they are to become a client. The score is called their conversion rate score. How it works is that HighLevel gives each business a conversion score based on how many problems it finds with the business. The higher the score, the more likely that business is to need what you're selling. And, well, here's our moving company sitting at 59% which HighLevel labels as moderate, which basically means it sees a lot of room for improvement here. So, here's what I want you to remember. You only build the report after the business owner says, "Sure, send it over." This is because [5:00] the report only takes a minute or two to generate. So, there's no reason to go building reports for businesses that never reply. So, the first thing you do here is you send the business owner one short message asking if it's all right to send the report. And, you send this message by email if there's one in their Google listing, or you can also send it through their contact form on their website if there isn't, but you're going to use the same words either way. For the subject line, use quick question and if you can find the business owner's name, put that in front. So, it'll be [5:26] something like, "Hey Mike, quick question." And then, here's the message that you're going to send them word for word. And, you might want to write this down or screenshot it. Hi name, I was looking at moving companies in Durham on Google and came across your listing. You've got a really solid rating, but I noticed that nobody's responded to your recent reviews and the profile doesn't [5:44] look like it's been updated in a while. That [snorts] can make it harder for people to find and choose you when they search for movers in Durham. I put together a short report showing a few simple changes that could help. Would it be all right if I sent it over? No charge. It's yours either way. And the moment he replies with, "Sure, send it over." you go back to the prospecting tool and you hit the add button. Now, real quick here, if you want to pull these exact same reports for businesses in your own city or any city really, [6:12] here's the fastest way to do it. HighLevel is the software that I use to run my entire one-person agency with zero employees. And everything you've seen so far and everything you're about to see runs inside of it. I've got a link in the description below this video where you can grab an extended 30-day free trial of HighLevel. And when you start through my link, you're also going to unlock my complete agency OS, which has over $15,000 in pre-built funnels, and follow-up automations, and client outreach scripts, and sales scripts, and a 30-day HighLevel quick start guide, all installed into your account with just one click. There's private [6:42] community access as well, and a whole lot more. And the link's in the description below. Okay. Step two. This is the part that actually makes you money. So, here we're going to walk through the report together. Because here's the deal. The report is a pageful of scores and percentages. And the owner of a moving company does not care about any of them. Seriously. I promise you he did not wake up this morning hoping somebody would explain his techno stack score to him. The only thing he wants to know is this. Is any of this costing me customers? So, our job reading this report is to turn every section into one [7:13] plain easy-to-understand sentence that answers that question. And by the time we get to the bottom of the report, we'll have five of those sentences. And they're the five that you're going to be sending. The first thing on here is the overall score. And this one came in at 63%. Now, the first two sections here are the business details and the techno stack that are checking website tools like a chat box and tracking code and Google Ads and that kind of thing. This one scored 25% and 20%. And I'm going to tell you exactly what I do with these [7:41] two numbers. I skip them completely. They're just uh not important for what we're doing here. And the fastest way to lose a customer is to overwhelm them with all kinds of cool-sounding, but completely irrelevant information. All right, next section. Google Business Profile, which is just the business's listing on Google Maps. And this one says 100%. Address, website, photos, hours, phone, all verified. And here's something you need to understand about this section. This report is checking that the boxes on the profile are filled in. They are. But what the report can't see here is that the newest photo in [8:13] here is from years ago, back in 2020. And that 98 reviews have gone by with no reply. So yes, the profile is complete, it's just not being looked after. And those are two completely different things. So, here's how I would explain that to the business owner. Sentence number one. Your Google profile's got all the basics filled in, but the newest photos are from 2020, and none of your reviews have a reply. So to someone comparing you to a competitor, it makes your business look unresponsive. Now, here's another section that I actually do use, and it's near the bottom, so we're just going to skip ahead to that temporarily. This is [8:46] the local SEO heat map, which is a grid that shows where the business ranks on Google Maps in different parts of the area. And look at this, 75%. I mean, he's ranking number two for movers in his own neighborhood. What this tells us is that his problem isn't being found, his problem is being chosen. And this table right here shows you why. He's [9:04] number two on the map with 98 reviews. Above him is Two Men and a Truck with 1,600 reviews. And right underneath him are Truck and Movers with 300, CJ Moving with 277, Your Budget Movers with 514, and Dog Wood Moving with 506. The takeaway here is that people choose businesses with more reviews, period, full stop. So, here's sentence number two. You're actually ranking number two on the map for movers in your area. So people can find you. The problem is the businesses around you have hundreds more reviews, which makes it harder for someone comparing their options to choose you. All right. Then the big one, reviews. The online reputation section [9:43] comes in at 87%, which sounds great, and honestly, it is. I mean, 98 reviews here, five stars, not a single negative review, but look at this line right here. Review reply percentage, zero. And the report even pulls up examples of reviews that nobody replied to. There's one from a month ago, five stars, "The [10:00] best moving company I've ever used." Nobody even said thanks. So, this makes sentence three, this. You've got 98 reviews at five stars, which is great, but the companies right underneath you have 300, 500, almost 900, so you look like the riskier choice, even if your work is better. Then, we've got the website section, and this one came in at 94%. I mean, the website loads in under a second on a computer, a little over 3 seconds on a phone, which is a bit slow, but basically, everything works. So, here's how I would explain this to the business owner, which is sentence number four. "Your website's actually in really [10:33] good shape. Loads okay, works on the phone, so there's nothing I would change there right now, other than maybe looking at the loading speed, which can help you get even more calls." Now, I know that that might sound a little bit backwards. I mean, why would you tell a potential client that something's fine? Well, it's because not everything [clears throat] needs to be a five-alarm marketing emergency. Sometimes, the website is just good, and saying [clears throat] that is exactly what makes them trust you when you tell them what actually is broken. I mean, just think about it for a second. If every line of [clears throat] this message is [11:01] a problem, you're a salesman. But if one of them is, "Hey, this part's good, let's leave it alone." Well, now you're the guy who actually looked at his stuff and is willing to tell him the truth. So, this leads us to sentence number five, which ties everything together, because it takes the problems that you just showed him, and it turns them into a service that you're about to charge him for. So, here's how that looks. "And the fix for the reviews is pretty [11:22] simple, and I'd handle all of it. Keeping the profile current, replying to new reviews, and putting a system in place that asks every new customer for a review. So, the next person comparing you to the guy with 1,600 doesn't have a reason to scroll past. Now, the beauty of this report is twofold in that it's good for him and it's good for you. For him because he doesn't have to trust you. I mean, he can open Google right now and then check every single one of these things for himself and he can see that you're telling him the truth. And it's good for you because you don't need [11:53] to be an expert with like 10 plus years of experience to do this. I mean, you're not trying to convince him of anything. You're really just pointing out what's already there, showing him something that he'd probably want to know. Okay, so step three, sending it. Man, this is the easy part because all the thinking's already been done. All you got to do here is hit the little export button and it's going to give you the report as a PDF. That's the attachment and then you reply to the same email thread that he already answered so it lands right under the "Sure, send it over" part. And [12:21] here's message number two. It's those same five sentences plus four things. The score, what you'll do each month, the price, and one line telling him exactly what to do next. So, here's what that sounds like. You start with "Here's the report. Your listing scored 63%." Then the five sentences we went over word for word. Then you finish with what you'll do each month, the price, and what he needs to do next. And that sounds like this. "I keep it current each month responding to new reviews and making sure the profile stays up to date. It's $297 a month flat, no contract, and you can cancel at any [12:52] time. Take a look through the report and if you'd like me to take care of it, just reply here." Now, some of the businesses that you reach out to are going to say yes right there on the spot. But most of them are going to say something like, "Let me think about it." So, here's exactly what you send back when that happens. "Of course, while you're thinking it over, want me to [13:09] write replies to your last five reviews? I'll put them on a page so you can see exactly what it would look like. No charge and you can use them either way." Now, watch what that actually does. He doesn't have to do anything. The reviews are public. They're sitting right there on his listing. All you've got to do is just write five replies in his voice, put them on one page, and then send them the link. And I've got videos and trainings on this channel and inside our private community that show you exactly [13:32] how to do that easily and automatically. So now, what he's looking at is his own reviews, but answered for the first time ever. So, the second that happens, he's not really thinking about it anymore. He's looking at a preview of what he's going to be paying for. And at that point, we've mostly left the sales process and entered the final administrative phase of him giving you 297 bucks. And when he says, "Yes, let's do it." Well, here's message number three. Perfect. I'll send over a payment link and the two-minute instructions to add me as a manager on your Google profile. Once that's done, I'll start the fixes and send you the before and [14:04] after. Okay. So, we said yes, he paid. Congratulations, you've now got a client. So now, the question becomes, how do you actually deliver this service and get results? Well, good news because this service is pretty small, simple, and almost completely automated. So, here's what it looks like. The Google Business Profile fix is a one-time thing, and in this case, it definitely does need it. All you need to do is log in as a manager, add some new photos, freshen up the description, and reply to every old review from the past 6 to 12 months or so. We're looking at an hour or two of work, tops, done one time. The [14:36] review part is what I call the review engine, and it runs inside HighLevel. So, let me show you what that looks like. Every time that a job gets marked as complete, it sends the customer a check-in text. A couple hours later, a review request with the Google link, and if they haven't clicked the link, one gentle reminder a few days later. After that, it stops, so nobody gets bothered twice. And if you're wondering how the system knows that a job is done, well, the business already creates that signal every single day. This could be an invoice going out, a job getting marked as complete in their booking software, [15:07] whatever they already use. And to stay compliant with Google's terms of service, we send the same message with the same Google review link to every single customer. You never want to send it only to the customers that you think are happy, cuz that's called review gating, and it goes against Google's terms of service, so we just don't do it. After that, monthly work is mostly just replying to new reviews and keeping the profile current. Most months probably going to take you 15 to 20 minutes per client. I usually just say 30 minutes though cuz I'd rather overestimate the time than make it sound easier than it really is. Now, the nice [15:37] thing is that the numbers here are pretty simple. Everything I've shown you runs inside HighLevel, and as long as you're on one of the top plans, you get unlimited client accounts. So, you're not paying more every time you sign up a new client. That means your very first client covers your entire software cost, and every client after that is nearly pure profit. Texts, calls, and AI usage add small costs as you grow, so you build those into your price. And you [15:59] don't even have to build any of this. It's already sitting inside my Agency OS. You just copy it into each new client account with just one click, change a few details for their business, and it's running. Oh, and a quick tip for when you're signing up for your free trial, and this is just me looking out for you here, you're going to see a few different plan options, and I just go with the top plan because this is the one that HighLevel keeps putting all of their newest AI tools into, so you're going to have everything that I've been [16:22] showing you plus whatever they add next. And look, it's a free trial, so it costs you nothing to start with everything unlocked and see what you actually use. You can always move or downgrade to a smaller plan later if you want to, and just so it's clear, you're going to get full access to my Agency OS and all of the bonuses no matter which plan you pick, so there's really no wrong answer here. So, don't overthink this one. Now, I got two quick warnings that I need to share with you before you go saying anything. Warning number one, only [16:48] promise results that you could control. You control completing the profile, installing the review engine, replying to reviews, and reporting the numbers. Google, on the other hand, controls the rankings, and customers control whether or not they leave a review. So, promise the work, never the rankings. And warning number two, and this one's the biggest, don't think you need a whole bunch of clients before this counts as a real business. You don't need 10 clients on day one. You don't even need two. All you need is one local business willing to let you try this. Even if it's your dentist, your barber, or a shop you already walk into every week. Then, fix [17:22] their listing, turn on the review engine, and screenshot how their profile looked before versus a month after. Because that one before and after becomes the proof that you show the next business, and the next one after that. So, here's exactly what I do right now. Grab the extended 30-day free trial through the link in the description below. Find one business in your city and send the message. And when he says, "Sure, send it over." Well, pull the [17:43] report and read it the way we just did. That's the whole job for today. But, here's the thing. Everything I showed you today is just one piece of how a one-person agency actually works. You want the full picture, how to pick your niche, how to price your services, and how to put every system together. I put together a complete free masterclass that I've got linked up right here. It's going to walk you through the entire thing step by step. So, feel free to tap or click that now. I'll see you in there [18:06] in just a second. --- About this transcript Read from YouTube's own caption track and laid out by ViewRank AI (https://viewrankai.com).
